A fan-coil unit is simply an enclosure consisting of a fan and at least one coil. These units are available with chilled water coils and they may have hot water, steam and electric heating coils for added flexibility. The unit may be designed to be concealed or visible. In either case, the units have durable, heavy gauge steel construction.

There are two different arrangements of fan coil units: horizontal and vertical. There will always be a supply and a return side to the units, but they are generally not designed to be ducted or to supply conditioned air to more than the room they are located in. If ducted, the ducts would be very short (less than two or three feet), with only enough length to turn the air stream being discharged from a horizontal concealed unit and deliver the air to the room. Horizontal fan coil units may serve as individual room air conditioners in office buildings, apartments, dormitories, schools, motels and hotels. In addition, they may serve in entryways and long corridors where localized conditioned air may be required. They are generally capable of producing from 200 to 1,200 CFM air flow, and they may be installed furred-in, furred-in with plenum, furred-in with high static, cabinet, or cabinet ducted.

Vertical fan coil units may serve in motels, apartments, and other multi-room buildings. They can combine heating and cooling performance with easy, low-cost installation. They also may be capable of producing from 200 to 1,200 CFM air flow, and may be installed furred-in, cabinet, furred-in low, cabinet low, cabinet slant top, or furred-in wall mounted. Installed against an outside wall, units can provide an outside air opening with or without adjustable dampers.

These units are well suited for providing indoor air quality (IAQ) with simple controls, great application flexibility, quality and serviceability.

Maintenance should occur at regular intervals as prescribed by the manufacturer. These units generally have a useful life of about 15 years.
